| First impressions can never be
repeated, therefore, the exterior appearance of a home
can determine whether or not a buyer will want to see
it. Never
judge a book by its cover is an old cliché, but everyone
judges appearances and those impressions are carried
along and impact our perception as a whole.
Looking at your home with a critical eye is
going to be difficult and you will have to work very
hard at separating the emotional side of moving from the
business side of selling. From the moment you decide to
sell, you will have to start working at making the home
saleable. This is a great time to call me. I'll be able

| Before a potential buyer looks at
your house, you need to walk around the house with a pen
and paper and note all the items you intended on
repairing, updating or removing.
These are the same items a buyer will find
objectionable. Paint the walls a neutral color, remove
personal items, de-clutter all rooms and that includes
the basement and garage, remove excess furnishings and
the list goes on.
Sometimes it is difficult to determine what to
keep, where to move this piece of furniture, what color
to paint the walls or should you even change the color.
That’s where I come in.

| There isn’t anything more inviting to
a buyer than a fresh, clean home.
Your home may not be updated with all the new
fangled appliances, lighting or carpeting.
But as long as it is clean, bright and has a
pleasant aroma it is a winner with the buyer.
Baking cookies or bread is a long time trick of
the trade, but unless you want to gain weight while
selling your house, a fresh scent of Pine Sol or Mr.
Clean also does the trick too. |

but to make the necessary changes that will make the
buyer feel you have taken care of the functionality of
the place.
Most buyers understand they are not buying a new home
that has all their colors, countertops and carpeting of
choice, so they can look past those personal
preferences.
What must to be in tip to shape is the mechanical
items, the roof, furnace, water heater and appliances.
The woodwork, doors, walls, screens must not have
holes or scratches.
This is the attention to detail that makes the
house feel comfortable to the buyer and makes you shine
as a homeowner.
